Terms and Conditions of the Self-Catering Hire of Kinnaird House


When you submit a booking request you will receive an automatically generated booking summary by email from us. This does not form a contract between us. A contract shall only arise when your booking is subsequently confirmed in writing via a letter of confirmation sent to you by email once the non-refundable down payment has been received.


Rental Basis:  The basis of our agreement is the sole hire of Kinnaird House on a self-catering basis for the purpose of a holiday or short break.


If your arrival date is longer than 8 weeks from booking - A non-refundable down payment of £500 is payable within 24hrs of booking to secure your dates.  The balance of rental + any extras booked + a good housekeeping deposit of £500 shall be due 8 weeks prior to the commencement of the rental.   

If less than 8 weeks to the arrival date - Full Rental + any extras booked + £500 housekeeping deposit is payable within 24hrs of booking to secure your date.

All payments are non-refundable in the event of a cancellation (with the exception of the Good Housekeeping deposit - see below).  You are advised to take out cancellation insurance.

Payments must be paid within the time limits above.  Failure to do so will result in the property being re-marketed for the dates booked.


Good Housekeeping deposit (GHD):  This deposit will be refunded less any damages, extra cleaning costs as deemed necessary by the owners, usually within 3 working days of departure.  If estimates for damage are necessary this may take longer and the hirer will be advised.  If damage to the property exceeds £500 the accommodation booker is responsible for paying for any extra costs over and above the good housekeeping deposit.

Rental Period: The rental period is from 4pm on the day of arrival to 10.00am on the day of departure unless other arrangements have been agreed with the proprietors.  Latest check-in on arrival day is 9pm, by special arrangement.

Insurance:  The owners insure their own property against fire and theft and will in no circumstances be held liable for any loss or damage to holidaymakers’ property.  Holidaymakers are advised to take out their own Holiday Insurance covering loss of baggage, personal effects and cancellation.


Cancellation Policy: No refund of any payments (with the exception of the good housekeeping deposit) will be made in the event of a cancellation of a booking.  You are advised to take out the appropriate cancellation insurance.

If the accommodation providers are prevented, because of circumstances outside their control, from putting the accommodation at the disposal of the hirer on the starting date, all monies paid by the hirer shall be refunded.  The hirer shall have no further claim against the accommodation provider, owner or its representatives.


Electricity & Heating:  Heat/light is included in the rental charge.

Extra Guests:  up to 11 persons can be accommodated at the property + one extra with the booking of the air bed at extra cost - please add at the time of booking.  We do not allow additional persons to visit the property without the prior permission of the owners.  The number of persons occupying or visiting the property must not, at any time, exceed that agreed.  If you arrive with additional group members you will not be allowed entry and no refund will be given. If you are found to be accommodating additional persons during the let you will be requested to vacate the property immediately and no refund will be given.

Linen:  All bed linen is provided. 1 x Bath towel per person and 1 Robe per adult, Tea towels, 1 bath mat and 1 hand towel per bath/shower room are provided.  All remain the property of Kinnaird House. 

Subletting:  No subletting is permitted and no change of persons within the period of the let is permitted.

Children Children must be supervised at all times and under 16's are not permitted to use the hot tub for health and safety reasons.

Pets:  Up to a maximum of 2 dogs are permitted per let.  No other pets are permitted.  Dogs are not permitted on any furniture and are not allowed upstairs in the house.  Please see supporting information on arrival.

Smoking is not permitted in the property.  You may smoke outside the property and we would ask that you dispose of any litter responsibly.

Parking:  Parking is at the front of the house and is at owner’s risk, the proprietors accept no liability of damage to, loss of or theft from vehicles.


Hot Tub:  There is a hot tub at the property and this is included in the rental.  It is available for use between 10am and 10pm, subject to conditions of use found in the information folder in the property.  Kinnaird House, it owners, representatives or agents accept no liability for health and safety of any users.  Using the hot tub is at customers’ own risk who are advised to seek medical opinion on whether each individual is safe to use the hot tub.  For their health and safety,  no children are permitted to use the tub.


Your Responsibilities:  We welcome respectful guests looking for a quiet break together.  The hirer is responsible for the condition of the property and its entire contents including the hot tub during the hire period, fair wear and tear accepted.  The hirer will in the first instance report any damage or breakages to the owners. The hirer agrees to leave the property and contents in a clean and tidy condition, as found.   For the benefit of the next guests staying at the property, please advise us of any breakage or damage that occurs during your stay as soon as possible.

We reserve the right to gain entry to the property at any time and to terminate occupancy without notice or refund in the case of breach of T&C's.
